Operable walls and accordion doors share the same fundamentals whoever made them: top-hung panels on carriers in an overhead track, seals at the head and floor, and a latching post. The wall is run through its full cycle, then inspected end to end: track, carriers, hinges, seals, lead post and latch. Anything out of adjustment is corrected on the visit. Anything worn is quoted before it is replaced. A written condition report follows, listing what was done, what is wearing and roughly when it will need attention.

Carriers, seals and latching hardware are the parts that wear, and equivalents exist for most systems still in service. Where an exact part is no longer made, the choice is a compatible replacement or, for a very old wall, a conversation about whether the money is better spent on replacement. That conversation happens before any work, with the options written down.

A wall that still seals, still moves with one person and has hardware available is worth repairing. A wall whose panels have lost their seal geometry, whose track has been patched more than once, or whose parts are gone is usually not. The condition report says which, and the decision is yours.

Operable walls fail predictably. Seals perish, carriers wear and panels drift, and all of it shows months before the wall strands a booking. A scheduled visit once or twice a year, depending on how often the wall moves, puts that in the maintenance budget instead of an emergency callout.
