If you have a Lotus Doors operable wall or folding partition, you have three options. Repair it, refurbish it, or replace it. We do all three. We are independent of every manufacturer, and we will tell you which one your wall needs.

Three paths, cheapest first
We quote them in this order deliberately. A partition that needs carriers and seals does not need replacing, and the only way to know which one you are looking at is to inspect it.
If you already own one
Lotus Doors parts, and where ours come from
Carriers, seals, meeting stiles and track components are the parts that usually fail, and they are the ones we hold or fabricate. What we supply is compatible, reconditioned or purpose-made by us.
They are not genuine manufacturer parts unless we say so in writing for a specific item. They are supplied by us, not by or on behalf of the original manufacturer, and any warranty on them is ours.
Servicing a Lotus Doors operable wall
We service and repair accordion doors and operable walls from a range of manufacturers, including Lotus Doors systems. Most walls that stop behaving need carriers, seals or an alignment rather than replacement, and that is usually a one-day visit.
If you can no longer reach the company that supplied your partition, servicing it does not depend on them. Send a photo of the opening and any label on the panel edge and we can tell you what it needs.
Warranty on a partition you already own
Any warranty on the original installation is a matter between you and whoever supplied it. We cannot honour, extend or take over another company’s warranty, and we will not imply otherwise.
What we can give you is our own. Parts and workmanship we supply carry our warranty, written on the quote before you accept it.

We are not going to tell you how we compare to anyone else. That is a claim we would have to substantiate, and you would be right not to take it on faith.

- We work on operable walls from a range of manufacturers, so the recommendation follows the hardware rather than a brand we are contracted to
- Repair, refurbishment and replacement are quoted separately and itemised, so you can compare them yourself
- We put it in writing when a wall is not worth repairing
- We quote and install in every state and territory, with travel shown as its own line
- Any warranty on parts or workmanship is ours, and it is written on the quote

What helps us answer fast
- A photo of the full opening with the wall closed
- A close-up of the panel tops and the track, if it is safe to get one
- Any manufacturer's label or plate on the panel edge or inside the pocket
- The approximate width and height of the opening
- What the wall is doing wrong, and how often it gets moved
